Silva Sol Villa

An enchanting new villa with total relaxation and excellent views of the sea and typical city, mountain and central views.


The area of the villa has a total area of 400 m2, where the total building area extends over 300 m2. The villa was built in 2012.


A large private parking lot offers enough space for your cars and is secured by an electric gate. The construction was carried out mainly on the ground floor and the rest on the top floor.


The ground floor consists of a hall, large living and dining room, modern kitchen - fully equipped, laundry room with washing machine, bathroom.


The garden is also used as a solarium, which gives the feeling of being on the beach.


The upper floor consists of: two bedrooms. The master bedroom is large and has an exit to the magnificent balcony where you can relax and enjoy the sunsets and beautiful views of the sea and the city. There is a large double bed and a closet. Private bathroom with shower.

The second bedroom has another double bed with a large wardrobe.


The house is fully furnished with modern furniture of good quality and good taste. The house has a private parking place.

The house also offers a lot of privacy because the entire property is fenced with a wall and fences.


The geographical location of the "Silva Sol Villa" in Calheta is in the parish of Arco da Calheta, the Council of Calheta, the best sunny southwestern zone of Madeira. It has the privilege of being a place where the annual average temperature over the past 30 years is 19.4 ° C, and a temperate zone.


Twenty minutes from Funchal and thirty minutes from the airport.

Location description : Travel: Airport at 45 minutes. Coach tours. Because Madeira is a relatively small island a rented car makes the property as a good base also for sightseeing. Entertainment: Madalena do Mar restaurant is one of the best sea front restaurants in Madeira Island! As well Calheta beach restaurants are very good with restaurants, the Marina of Calheta beach, its sand golden beach and the supermarket “Pingo Doce” for a big shopping or as well Ribeira Brava town with all services, shops and supermarket “Continente”. The property provided a good base from which to tootle off and explore nearby villages and towns, walking during the day along Madeira's fantastic Levedas and whiled away the afternoons in the secluded garden sun trap surrounded by banana trees. Have double aspect views of the sea and the mountain and was filled with sunshine for morning cup of tea in bed! Only nature and relax!

Notes:

1: Please do your booking reservation payment online as soon as possible. Also, we reserve the right (IF APPLY TO YOU) to ask in some cases, for a 30% reservation booking before your arrival after you confirm your booking.

2: During your stay; Our agency is close to the property and you are always welcome to call in for advice or send an SMS text message - SEE ABOVE THE IMPORTANT RULES FOR CHECK-INS & ASSISTANCE.

3: After receiving the key and accepting the accommodation in the check-in that you saw the property there is not any refund.

4: In case you are not satisfied with the accommodation after check-in you have 1 (One) to a maximum of 3 (three) hours to claim to us presenting your position and proof such as standard photographs - not with microscopy cameras zoom.

5: If you the guest still dislike the accommodation after 24 hours of arrival must negotiate any resolution directly with us and the owner or his representative, not with the online travel agency that you select the advertising.

6: We advise that you should have travel Insurance. The owner or we are not responsible for: Any accident on the property, cancellation of booking/reservation, flight cancellation, illness cancellation, or family private problems.

7: Please leave the house in reasonable clean minimum conditions and not in bad clean order conditions; this includes when you left to take out of the house your disposals, and trash/rubbish to outside public road bins.

8: Please avoid running suitcases and bags with wheels inside the house not to scratch the wooden floor or scratching the walls. So please be environmentally friendly and turn off the lights outside the house and gardens.

9: The house has the capacity for people who lease it comfortably in beds; more is to be noted that the lessee shall not bring in any moment others extra guests those identified herein.

10: If any problem happens or you need assistance; please be educated and friendly with our representative. Do not in any circumstance be rude, ugly, bossy, or do not demonstrate superiority to our local representative. Remember always that you are not in your own house or country and the locals have their own different culture. So, we advise that we are not responsible if you act in a bad manner.

11: Avoid damage and disgruntled neighbors.

12: If the owner demonstrates any breakage in the accommodation within proves inside 48 hours after you check out; you will assume the costs of repair or the value to replace any equipment or material produced by the breakage during your stay.

    “Wir waren viel unterwegs und haben das Haus nur morgens und abends genutzt. Für längeren Aufenthalt im Haus würde mir doch einiges fehlen. Positiv: Das Haus liegt in einem locker bebauten Quartier an einer wenig befahrenen Strasse. Die Nachbarn sind kaum wahrnehmbar. Die Aussicht aufs Meer und das unten liegende Dorf ist wunderbar. Das Haus ist modern, bietet grosszügig Platz und ist zweckmässig ausgestattet. Negativ: Gefehlt hat uns eine Kaffeemaschine, welche der Makler versprochen, aber nie gebracht hat. Das Internet, welches extra kostet, funktionierte nur gelegentlich gut. Fernsehsender sind alle portugiesisch. Das Ambiente beeinträchtigt, dass keine Lampen angebracht sind, es hängen nackte Glühbirnen von der Decke. Die kleine Gartenanlage -es soll laut Makler ein Gemüsegarten sein- ist eine lieblose Unkrautecke. Es hat keine Rasenfläche oder Blumenstauden. Restaurant: Joes Bar, Jardim do Mar - Idyllisches Plätzchen, kein Sternerestaurant, aber gutes Preis-Leistungsverhältnis. Ausflüge: Porto Moniz - Ein Bad in den Meerwasserpools von Porto Moniz und ein Besuch im Aquarium lohnt sich unbedingt.”

    “Ferienhaus VergissmeinnichtKüche: Die Ausstattung der Küche ist völlig ausreichend für 4 Personen und durchaus zufriedenstellend, Geschirr / Besteck und Gläser etc. sind ausreichend vorhanden. Schlafzimmer: Matratzen waren angenehm und nicht durchgelegen. Der Stauraum in den Schränken ist für 14 Tage völlig ausreichend. Bad: ausgestattet mit Duschwanne und Ablage (kleines Wandregal) für Bad- Utensilien und Handwaschbecken. Handtuchhalter an der Tür und über der Wanne Wohnzimmer: Ausstattung zweckmäßig und gemütlich, eine Auflage für die harte Bank in der Essecke fehlt. Außenbereich: Terrasse und Grundstück sind ehr ungepflegt. Keine Außenbeleuchtung zur Terrasse. Sitzgruppe, mit Auflagen, für den Außenbereich ist vorhanden. Nachteil: Das Grundstück ist zur Straße hin an 3 Stellen offen, was für freilaufende Hunde mit Gefahren verbunden sein kann. Wir haben daher eine 10m Schleppleine für den Auslauf im Garten benutzt Eine Begrenzung seitlich von der Garagen-Zufahrt und ein Zaun, oder eine lückenlose, dichte und hohe Bepflanzung zur Straße wären ideal. Sauberkeit: Die Wohnung machte großteils einen recht guten, gebrauchten, sauberen Eindruck.Die Küche verfügt über neuwertige Elektrogeräte. Nachteil: Über dem Herd/Backofen gibt es leider keinen Dunstabzug. die Fettschwaden haben sich daher wohl in der Küche abgesetzt. Die Schalter am Herd waren daher verklebt und ließen sich anfangs kaum noch drehen, sie mussten vom Fett erst gesäubert werden. Putzutensilien sowie diverse Reinigungsmittel sind im Haus aber ausreichend vorhanden. Fazit: Ein nettes kl. Haus mit einigen Mängeln, die sich beheben lassen und das man dann durchaus empfehlen kann, ..auch wenn man nicht mit einem Hund unterwegs ist... ;)”

    “Positiv: Lage, Sauberkeit, Design der Räumlichkeiten Negativ: Kaffemaschine fehlt, kein deutschsprachiges Fernsehprogramm (obwohl wir bei dem zuständigen Betreuer vor Ort mehrmals nachgehakt haben hat er sich nicht bemüht), Heizlüfter entgegen der Angaben im Internet nicht gefunden (es war Mitte März sehr frisch in dem Haus)”
